
First Day Marketing
As from the 6th April the temporary arrangements for first day marketing will be removed, this means that certain elements of the Hip need to be in place before a residential property can be marketed for sale. These are:
- Home Information Pack Index
- Energy Performance Certificate
- Sale Statement
- Evidence of Title (For Registered Estates)
- Official Search of the Index Map (For Unregistered Estates)
- Property Information Questionnaire (PIQ).
The main changes we are putting in place at I.P.S. are related to the Index and Property Information Questionnaire.
Index: A new Dynamic Index is being created which means as soon as an order is placed, the Index will be displayed on our website www.hipview.co.uk. It will list all the components of the Hip and give an estimated date of inclusion. Once a component is added to the Hip the Index will be updated to reflect this. At any point that the Index is viewed it will give a snap shot of what is in the hip and what is pending. When the elements listed above are complete we will send an email to you and your estate agent allowing your property to be marketed.
Property Information Questionnaire: We are introducing various options to assist you in the completion of this form. The quickest way will be the online version. When an order is placed, there will be an option to email the vendor a link to the PIQ. Once the link is clicked it will take you to a webpage specific to that property with the PIQ questions displayed with tick boxes along side. You will simply tick the relevant boxes then click submit. This will then automatically upload the PIQ to Hipview and update the Dynamic Index. There will also be an option for you to download a white labelled PDF version which can be printed, you would then fill this in and send it to us. We will be able to re-type it and automatically upload it to Hipview in a similar way to the online version mentioned above. If the latter option is chosen however we will keep the original copy in case of a dispute as to the accuracy of the PIQ at a later date.

The Sale Statement and Evidence of Title are already uploaded in the majority of cases within a matter of hours, unregistered properties may take slightly longer, but the Search of the Index Map is generally returned within two working days.
This just leaves the Energy Performance Certificate. There are obvious issues with this, but with vendor permitting it can be turned around quickly.
With the new systems in place we are confident that the change in regulations should not delay properties being marketed. |
