As part of The Energy Performance of Buildings Directive (EPBD), commercial buildings require an Energy Performance Certificate (EPC).
- From 1st July 2008 all buildings larger than 10,000m2 will require an EPC on sale, construction or rental.
- From 1st October 2008 an EPC will be required on all commercial properties on sale, construction or rental.
The EPC assessment will be carried out by one of our fully qualified Commercial Energy Assessors, who have extensive experience within the energy industry and will be able to advise on any aspects of the EPC and any recommendations made in the advisory report.
The EPC is created using cutting edge technology (SBEM) and lodged with a government approved accreditation body. The EPC is a measure of a buildings energy performance drawn from many different features in the building such as the heating and lighting systems.
The certificate will be similar to those produced for domestic dwellings and assess the energy efficiency of a building. The commercial EPC will provide advice on how to make the cost effective improvements to the building to make it more energy efficient.
Commercial Energy Performance Certificates will be required upon construction, sale or lease for all non-dwellings, covering everything from small retail units to offices, industrial units and large scale commercial premises such as airports and public buildings.
There are exemptions to the requirement for a commercial EPC however. These include:
Places of worship, temporary buildings (less than two years use), low energy demand buildings and stand alone buildings less than 50 sq. metres.
Responsibility for enforcement in newly built properties will fall to Building Control, whilst Trading Standards departments will enforce certification of existing buildings.

An Energy Performance Certificate (EPC) is intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.
An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting). The energy rating given on the certificate will reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties. It is accompanied by a recommendation report, which provides recommendations on how the energy performance of the building could be enhanced, together with an indication of the payback period. These recommendations are provided in four categories: short term payback, medium term payback, long term payback and other recommendations (based on the energy assessor’s knowledge).
